  • Preparation and maintenance of detailed construction schedule
  • Detailed tracking against a baseline plan, identifying all critical path activities
  • Coordination of client’s cabling, security and furniture activities
  • Close supervision of all work, ensuring adherence to specifications, quality standards, schedule and costs
  • Weekly job-site meetings including agenda creation, minutes, highlighting of  problems and required decisions, and administration of corrections as specified by project team
  • Preparation and administration of subcontract payments
  • Management of all related reports, permits and inspections
  • Coordination with client’s subcontractors and vendors
  • Detailed, competitive pricing as may be requested for changes to the scope of work
  • Management of all aspects of approved changes to the scope of work
  • Responsibility for proper storage and handling of materials furnished by client (as directed by client owner’s representative)
  • Creation of a comprehensive punch list and resolution of each deficiency within 30 days after substantial completion (in conjunction with architect)
  • Documentation of all guarantees, warranties and operating manuals for client
  • Notation of all field changes on plans for inclusion in as-builts
